2026 Mississippi Multifamily Investment and Lending Outlook
Mississippi is a thin-data market, and that is the first thing to understand about financing a large apartment property here. Gulfport-Biloxi, the state’s most active tracked market, recorded $157 million of multifamily sales across just 18 transactions and 2,741 units over the twelve months to December 2025, with average asking rent of $1,179 and a single property of 144 units under construction (The Kirkland Company, Q1 2026).
Eighteen trades in a year is not enough to build an appraisal from. National agency and conduit desks see very little Mississippi product, published cap rates and per-unit benchmarks are not reliably available for any Mississippi metro, and an appraiser will be assembling a comparable set rather than drawing one down.
Files move here when the borrower supplies what the market data cannot: several years of operating history, a documented occupancy record, and a rent roll showing real collected rents. Jackson, the Gulf Coast and the DeSoto County submarkets outside Memphis each behave differently.
Mississippi Taxes Apartments at Half Again the Residential Ratio
Mississippi assesses property by constitutional class, and apartments do not get the favourable one.
Class I, single-family owner-occupied residential property, is assessed at 10% of true value. Class II, which covers all other real property including rental and business property, is assessed at 15% of true value. An apartment complex therefore carries an assessment ratio half again higher than a house of identical value on the same street.
Two consequences for a large-balance file. First, the ad valorem line inside net operating income is structurally heavier than a borrower or lender arriving from a homestead-capped state expects, and underwriting that imports an assumption from elsewhere will overstate cash flow. Second, because the ratio attaches to true value, a reappraisal that marks a stabilized complex to its income value flows straight through to the bill with no cap in between.
Send the current tax bill, the assessed value and the millage for the taxing jurisdiction with your rent roll. In a market this thin, a clean, documented expense line does more for your loan amount than any argument about where the market is heading.
