We are pleased to offer gas station loans for the purchase or refinance of gas stations nationwide, from $1,500,000. Select Commercial specializes in gas station financing for both seasoned operators and new owners, including gas station and automotive service center properties. What a Gas Station Loan Can Cover
Many new owners underestimate the capital needed to open and run a successful gas station operation. Beyond the real estate itself, we can finance:
- Acquisition of the real estate and the operating business
- Furniture, fixtures and equipment (FF&E)
- Closing costs
- Working capital
- Rehab, improvements and expansion
For a startup or an expansion, projection-based income can sometimes be used to qualify, an option traditional banks rarely match. Seller-financed gas stations can also be refinanced onto longer terms.
Three Main Sources of Gas Station Financing
There are three main sources of gas stations financing, and as a broker we compare all of them for your deal:
- SBA loans (504 and 7a): the most common route for gas stations, offering high leverage up to 90%, long terms and flexible underwriting for owner-operators.
- Seller financing: sometimes available on acquisitions, and often used alongside an SBA or bank loan.
- Conventional bank loans: available for stronger operators, though most conventional lenders steer clear of gas stations due to the specialized risk profile.
Gas Station and C-Store Industry: 2026 Numbers
Convenience retail remains a huge, owner-operated industry, which is exactly the profile SBA lending serves. Per the NACS 2026 store count (January 2026):
- 151,975 U.S. convenience stores, with 80.7% selling fuel (122,620 locations).
- 63% are owned by operators with 10 or fewer stores, the classic SBA borrower profile.
- In-store sales topped $340 billion industry-wide, diversifying revenue beyond the pump.
The biggest gas station states are where we lend every day: Texas (16,504 stores), California (12,143), Florida (9,730), New York (7,561) and Georgia (7,092), and in metros such as Houston, San Antonio, Dallas, Atlanta and Jacksonville.
Gas Station Lending: 2026 Outlook
The 2026 numbers point to a stable, slowly consolidating industry: the store count eased 0.2% to 151,975 (January 2026), while the number of fuel-selling locations actually rose by 768, and in-store sales topped $340 billion. The winning formula is diversified revenue, and lenders in 2026 favor stations with strong c-store sales alongside fuel. With 63% of stores owned by operators with 10 or fewer locations, SBA remains the natural financing route, and the combined SBA cap doubled to $10 million effective July 4, 2026, giving operators room to buy, upgrade or add locations.
Why a Gas Station Loan Specialist Matters
Most conventional lenders avoid gas stations because the real estate and the operating business are intertwined. Many small business owners looking to refinance or take cash out have trouble getting traditional bank loans because of their company size, a specialized property type, credit history, or difficulty producing tax returns. It is important to choose a lender who has experience with gas stations and understands how to analyze these transactions.
With more than 30 years of experience, we finance gas stations that generalist lenders will not, with no upfront application or processing fees and written pre-approvals within 48 hours. See our business loans and special-purpose pages for related options.
