Freddie Mac Multifamily Loan

The Freddie Mac Float-to-Fixed-Rate Loan, also referred to as the Two-Plus-Seven, provides investors with an an initial two-year period featuring an adjustable-interest rate, followed by a seven-year period with a fixed-interest rate. The first two years of the loan are interest only allowing for maximum cash returns early on in the loan term. Multifamily investors can use this program to finance all types of properties with the exceptions of seniors housing, student housing, manufactured housing communities and pre-stabilized assets. In addition, borrowers can significantly reduce their risk to interest rate increases by locking the interest rate for the fixed-rate portion of the loan at the initial closing.
